Building Condition Assessment

HLC’s expert team performs Property Condition Assessments (PCA’s)/Building Condition Assessments and provides PCA Reports for lenders and real estate investors. The reports are completed in accordance to “ASTM Standard E2018-15, “Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process”.

During the PCA, HLC’s highly experienced building professionals assess the subject property in order to understand the condition of the building. We then prepare a PCA Report, complete with a forecasting opinion of probable costs with all necessary repairs or replacements. The final step is to sit down with you to discuss each building system and its condition/associated upcoming expenditures.

HLC’s PCA service provides clients with recommendations and gives a detailed overview of the subject property. Our expert team reviews major civil, structural, architectural, electrical, plumbing, heating, cooling, ventilation, electrical, life safety and communications components of each structure. HLC’s staff carefully examines each component for condition, age or obsolescence, safety, and extent of defects /depreciation in our PCA report. Our property condition assessment team interviews site personnel, performs document reviews and conducts visual non-destructive walk-through surveys noting the physical condition of the building systems.
